Maintenance Inspections

A lightning protection system is not a fit-and-forget installation. Like any safety-critical system, it degrades over time. Conductors corrode. Connections loosen. Earth electrodes deteriorate. Building modifications, whether a new roof, an HVAC unit, or a satellite dish, can compromise the protection envelope without anyone realising it.

SANS 62305-3 mandates periodic inspection and testing of lightning protection systems. HHK's maintenance inspection service keeps your system compliant, functional, and fully documented, year after year, decade after decade.

Why Maintenance Inspections Are Non-Negotiable

Think about what happens to an unprotected building when lightning strikes. Now think about what happens to a "protected" building whose system has silently degraded. The outcome is the same, but the liability is worse, because you believed you were covered.

For clients with multiple sites, we offer a managed maintenance programme. We track inspection schedules across your entire property portfolio, notify you when inspections are due, dispatch our technicians, conduct the full inspection and test cycle, and deliver consolidated reporting.

You focus on your business. We make sure your protection stays current. Our maintenance clients include mining groups, telecommunications providers, hotel chains, and government departments. These are organisations where a single unprotected building represents an unacceptable risk. They rely on HHK not just to install protection, but to sustain it across the full lifecycle of their assets.

Common issues we find during routine inspections:

Effective surge protection isn't a single device — it's a coordinated, cascading defence strategy. HHK applies the internationally recognised three-stage protection concept:

Corrosion at joints and connectors, particularly in coastal or industrial environments

Loose or missing fixings, with conductors pulling away from the structure

Disconnected or bypassed components, often the result of untrained personnel working on the roof

Mechanical damage from building maintenance, renovations, or severe weather

Earth electrode degradation, where resistance increases due to soil drying, corrosion, or chemical changes in the soil

Non-compliant modifications: new equipment installed within the protection zone without proper bonding

Vegetation growth obscuring or damaging components

What Our Maintenance Inspection Covers

  1. Visual Inspection

  • Complete visual check of all accessible components: air terminals, down conductors, joints, fixings, test joints, earth electrodes
  • Identification of corrosion, mechanical damage, loose connections, and missing components
  • Verification that no building modifications have compromised the system
  • Check of bonding connections to building services and structural metalwork
  1. Electrical Testing

  • Earth resistance measurement at each electrode using the fall-of-potential method (62% rule)
  • Continuity testing of all conductors from air terminal to earth, verifying every joint
  • Insulation resistance testing of HVC conductors where applicable
  • Resistance-to-earth of the complete system, which must meet the ≤10 Ω requirement of SANS 62305-3
  1. Documentation & Reporting

  • Detailed inspection report with photographic evidence of any defects found
  • Tabulated test results comparing current readings against previous inspection data
  • Prioritised remediation recommendations for any non-conformances
  • Renewed Certificate of Compliance, if the system passes all checks
  • Digital record maintained in HHK’s system for trend analysis and audit trail

Inspection Intervals (SANS 62305-3)

Every HHK installation includes a full test report and a legally recognised Certificate of Compliance — essential for insurance purposes and regulatory audits.
